Same. We are ready to downsize but mortgage rates make it impossible AND houses just aren’t selling anyway. So here we sit in a great big oversized house. I just keep thinking that if our adult kids come to hard times they might need to move back in.

I thought the same and yet, my neighbor 2 doors down is selling their home for 1.6M cash...after 3 weeks on the market. They're downsizing but I have not yet heard to where. The homes in my AZ neighborhood don't seem to be on the market for long.

As Jeff has said, this current market makes it a killing for governments and BlackRock Co. to steal the land and make it look like they’re doing you a favor.

Certain market segments (location, price) are better or "hotter" than others. When we sold our house in March of this year, it went in 3 days, after listing. It was a modest 2 story, but perfect for a starter home.

Here in So. Cal., houses are all selling within days and way over asking price. It's pure madness. I've heard that the majority of buyers are Chinese investors and setting up rental properties. The house next door to me just sold, and new owner (A bay area transplant who hasn't moved in yet) is planning to build ADU rental in the backyard. There goes my hood! Infuriating that these city folks plan to citify our quiet suburbia.

The last time USA house mortgage rates went wild 30+ years ago seller-financing took off in sales contracts as second loans to buyers after their first bank loan for areas with highly appreciated house prices.
