🤣🤣 I learned quickly to not follow back ANY Elon impersonator accounts (he has only one and the fake ones use other characters in the elonmusk name, or any other impersonators (I now check under search for what the legitimate account is), or any of the booty call accounts (you can identify them from a link in their bio if not by their actual booty 🤣) or any account highlighting “crypto” and “let me show you financial freedom” or “let me show you spiritual freedom” type stuff. Also there are scam accounts that are either bots or paid shills by the democrat party meant to follow you so they can harass and disrupt (so any account with no clear profile description of what they stand for (like God/MAGA/family/1A-2A/military) and who have only one or two posts so far I don’t follow.) I now intentionally block ALL those kinds of accounts rather than just skip over the “follow back” button. I’ve gotten good at being selective and only following truly patriotic or Christian accounts. Sometimes a few get through but they show their true colors when they DM me. 🤣 Then it’s an immediate block.

Look up DOD Directive 5240.01. The language is vague for a reason. Someone in the military or in the WH gets to decide what constitutes a "threat". Well, there can be many reasons a woman doesn't report at the time or close to the time of a sexual assault.

I did hear a random report (no idea if it's true) that said it was related to the onions they put on the burger...as I recall, they are chopped up, and they could have gotten contaminated with raw meat or some such, then the bacteria would proliferate. But who knows for sure?

I'm in it and can tell you that there are a few factors involved that you're not going to read about related to the real estate industry, which, by the way, is a backbone of our economy. It's not just brokerages, agents, banks and mortgage brokerages and title companies, it's all the trades that support the industry and all the people who work in those trades. Think builders and building labor and materials, decor, plumbing, appliances, you get the picture. 50% of real estate agents in this country have not had a sale this year. The obvious reasons: inflation and interest rates, which have made it impossible for young families, first time home buyers to purchase - the interest rates have made monthly payments out of reach for most. The other reasons: the class action lawsuit involving the National Association of Realtors, Keller Williams and other big brokerages that claimed there was price fixing in the industry. Not true. Commissions, everything, has always been negotiable. If NAR and the others had fought it, they would have won many believe at the highest level.But they settled for $400 some odd million. The publicity surrounding this has been awful, making real estate agents even more reviled. Now, before an agent can even show a house there has to be a written agreement/contract with the buyer stating how much the realtor gets paid if they buy, and who pays the commission. These agreements have always been out there but never required. Now, to be a member of NAR and many MLSs, an agent has to comply. If you've noticed the proliferation of apartment complexes and now builders are building house and duplex communities for rent. Some people think the plan is to transform real estate, remove the small business owner/agent and put home ownership out of the hands of most people so everyone rents. And now there's a buyer class action for around a billion dollars that claims sellers are raising house prices to pay commissions for agents. You won't see this information in any msm publication. Appreciate there are complicated dynamics here, but Real Estate Agents are hardly the victims. Yes there are undoubtedly some honest, decent agents. However in my experience most aren't, they are just a high-end version of the commissioned salesman. They don't act in the interest of the buyer or seller (depending o who they are working for) but the primary motivation is to close the deal, even if it's a bad deal for the party they are representing.
The industry is filled with self-serving referrals where agents, lenders, escrow services, home inspectors, etc. all scratch each other's back. The commission is negotiable in theory, but how often does this actually happen? There is tremendous pressure not to discount, and the NAR acts as a cartel by refusing listings when sellers wouldn't play their game.
Yes, what we have now may be even worse, I don't have an opinion on that. But NAR and the agents entirely brought this on themselves by their cartel-like practices. They will get zero sympathy from most home buyers/sellers.
I agree there are some lousy agents and commissions sometimes are ridiculous. There's a lot of greed in real estate, as in most, I would say, businesses. I wish not, but. However, a good agent is worth it. Anyway, the larger issue to me is what appears to be, could be, a move to make home buying a pipe dream and turn everyone into renters in those huge complexes a la China. A lot of agents want NAR to go away because it appears that it's under th thumb of the government in many ways, definitely woke. The "leaders" are paid handsomely and agents pay high dues to be members, or else, and get not a lot in return - It feels like an arm of the far left.
Absolutely! Liberals absolutely do not support home ownership for us serfs, that's the whole point of their 15 minute cities. Have you ever heard about the masses of government apartment buildings in places like communist Russia, communist Poland, etc? That's what the liberals want. They want us corralled into very small, controllable units. I think that is also the real reason for the push to EVs. It isn't some utopian zero emission pipe dream. It is because they KNOW it won't work but then the serfs will all be stuck without transportation anywhere the controllers don't want you to go. It is all totally the socialist playbook and people can pretend socialism and communism are different but socialism ALWAYS leads to communism.

The apartment buildings going up where I live, and in other cities I've seen, are like big warehouses - even the "luxury" ones with bells and whistles. Just like China, etc. Tiny little apartment spaces with granite counters. The older apartment complexes have less unites, large apartments and charm compared to the new ones.

On the times they returned home to France for the summer, we missed them tremendously... Then they all returned at the start of the school year.

Also there are scam accounts that are either bots or paid shills by the democrat party meant to follow you so they can harass and disrupt (so any account with no clear profile description of what they stand for (like God/MAGA/family/1A-2A/military) and who have only one or two posts so far I don’t follow.) I now intentionally block ALL those kinds of accounts rather than just skip over the “follow back” button. I’ve gotten good at being selective and only following truly patriotic or Christian accounts. Sometimes a few get through but they show their true colors when they DM me. 🤣 Then it’s an immediate block.

I listened to RFK Jr speak yesterday and he said something I found to be quite alarming. He said while Harris is accusing Trump of using the military against Americans is laughable considering the fact the Biden/Harris regime just recently pushed through revised DOD directives that allows the military to kill Americans on US soil if people are protesting government policies and become a threat. Well, there can be many reasons a woman doesn't report at the time or close to the time of a sexual assault.

I did hear a random report (no idea if it's true) that said it was related to the onions they put on the burger...as I recall, they are chopped up, and they could have gotten contaminated with raw meat or some such, then the bacteria would proliferate. But who knows for sure?

Whatever else Trump is - good or bad - for a man to go into action the way he has, knowing that the odds are very high he will lose his life by doing this, shows how much grit he has.

I'm in it and can tell you that there are a few factors involved that you're not going to read about related to the real estate industry, which, by the way, is a backbone of our economy. It's not just brokerages, agents, banks and mortgage brokerages and title companies, it's all the trades that support the industry and all the people who work in those trades. Think builders and building labor and materials, decor, plumbing, appliances, you get the picture. 50% of real estate agents in this country have not had a sale this year. The obvious reasons: inflation and interest rates, which have made it impossible for young families, first time home buyers to purchase - the interest rates have made monthly payments out of reach for most. The other reasons: the class action lawsuit involving the National Association of Realtors, Keller Williams and other big brokerages that claimed there was price fixing in the industry. Not true. Commissions, everything, has always been negotiable. If NAR and the others had fought it, they would have won many believe at the highest level.But they settled for $400 some odd million. The publicity surrounding this has been awful, making real estate agents even more reviled. Now, before an agent can even show a house there has to be a written agreement/contract with the buyer stating how much the realtor gets paid if they buy, and who pays the commission. These agreements have always been out there but never required. Now, to be a member of NAR and many MLSs, an agent has to comply. If you've noticed the proliferation of apartment complexes and now builders are building house and duplex communities for rent. Some people think the plan is to transform real estate, remove the small business owner/agent and put home ownership out of the hands of most people so everyone rents. And now there's a buyer class action for around a billion dollars that claims sellers are raising house prices to pay commissions for agents. You won't see this information in any msm publication. The price of houses where I am btw are coming down because it's turning to a buyer's market. Just saying.
Appreciate there are complicated dynamics here, but Real Estate Agents are hardly the victims. Yes there are undoubtedly some honest, decent agents. However in my experience most aren't, they are just a high-end version of the commissioned salesman. They don't act in the interest of the buyer or seller (depending o who they are working for) but the primary motivation is to close the deal, even if it's a bad deal for the party they are representing.
The industry is filled with self-serving referrals where agents, lenders, escrow services, home inspectors, etc. all scratch each other's back. The commission is negotiable in theory, but how often does this actually happen? There is tremendous pressure not to discount, and the NAR acts as a cartel by refusing listings when sellers wouldn't play their game.
Yes, what we have now may be even worse, I don't have an opinion on that. But NAR and the agents entirely brought this on themselves by their cartel-like practices. They will get zero sympathy from most home buyers/sellers.
I agree there are some lousy agents and commissions sometimes are ridiculous. There's a lot of greed in real estate, as in most, I would say, businesses. I wish not, but. However, a good agent is worth it. Anyway, the larger issue to me is what appears to be, could be, a move to make home buying a pipe dream and turn everyone into renters in those huge complexes a la China. A lot of agents want NAR to go away because it appears that it's under th thumb of the government in many ways, definitely woke. The "leaders" are paid handsomely and agents pay high dues to be members, or else, and get not a lot in return - It feels like an arm of the far left.
